Blood Drive October 30th at Preview Properties in Brighton

Going to be in the Brighton area on Friday, October 30th?  Hey, it's the day before Halloween and you get a great opportunity to do a little reverse-Dracula-ing.  Our office is hosting an American Red Cross Blood Drive that day from 11:00 AM to 4:45 PM at 130 W. Grand River, Brighton 48116.
Afterwards, forget about the traffic and browse around the downtown businesses or treat yourself to a great lunch or dinner at one of the many restaurants in the area.

To schedule an appointment you can log in at redcrossblood.org and enter the sponsor code Preview, or call Lisa at 810-220-1505.  Another great way to make an appointment is by using the Red Cross Blood App, available for Apple and Android platforms at the app store or google play, respectively.

Who Says You Can't Get Blood Out Of A Seller?


Can't get blood out of a seller? Or a buyer?  Or how about a real estate professional, a lender or even a turnip?  Well, yes you can.  OK, maybe not the turnip.  But you can get blood out of the rest of the above - and from yourself.
 
As part of its ongoing community service activities, Preview Properties in Brighton, Michigan is hosting a blood drive for the American Red Cross on Tuesday, January 29th from 11 am to 4:45 pm.  Donating is easy and you get the chance to potentially affect the lives of 3 people in a positive way.  And while supplies last, donors will be getting coupons for a free donut from Dunkin' Donuts.  So if you know any policeman that can swing by, this might be right up their alley!

Dump Your Old Electronics – Free!

Livingston County Solid Waste Program has a one-day collection coming up next Saturday, October 29th, from 9am to 2pm. No appointment is necessary, just bring your old computer equipment, televisions and peripherals, stereos, cameras, fax machines, gaming systems for drop off and proper disposal. The collection is at the County’s East Complex, 2300 E. Grand River (48843) at Chilson.


They also accept old cell phones, but drop those off at my office for the ‘Cell Phones For Soldiers’ campaign. We’ve collected over 2500 cell phones so far!

This event is free to County residents, and includes small businesses with 10 or fewer employees. Many hazardous substances can be found in electronics and this proper disposal will keep those contaminants out of landfills where they might filter back into ground water.

Some Sellers May Be Exempt From State Transfer Taxes

An interesting point came up at one of my company’s (Preview Properties, Brighton, MI) recent sales meetings. It’s that some sellers may not have to pay the State transfer tax at closing. Here’s how it works, according to Michigan Compiled Laws (MCL 207.526):

You must meet all three conditions.

1. The home must be your principle residence and classified as homesteaded

2. The SEV in the year you sell must be less than the SEV for the year you acquired the property

3. The property can’t be sold for more than its ‘true cash value’ when it’s sold

So, if you bought a house in 2006 and the SEV was $74,000 and sold it in 2011 when its SEV was $68,000, points 1 & 2 above are met. The true cash value is established by multiplying the current SEV x 2. In this case it would be $68,000 x 2 = $136,000. If the house sold for $125,000 in 2011, all three criteria have been met, as long as it was your principle residence and homesteaded.

A couple of points. Most electronic public records only go back five years, so you may have to dig through your old property tax statements to find the SEV in the year you bought the property. Make your title company aware that you qualify for this exemption, and provide them with the documentation.

This applies only to the State Transfer Tax of $3.75 per $500 of sale price. On the above $125,000 sale that amounts to $937.50 – not a bad exemption! You will still have to pay the County Transfer Tax of $0.55 per $500 of sale price, or $137.50, but obviously you’re ahead of the game.

Don’t confuse what the law calls ‘true cash value’ (based upon the SEV) with your real ‘market value’. Your Realtor determined the market value when he or she suggested the listing price. Market value can be defined as what a ready, willing and able buyer will pay for a given property. That could be more, or less, than what the State considers ‘true cash value’. In fact it is almost always a different figure.

One final caution. If you take this exemption and were not entitled to it by the criteria of the law, there is a 20% penalty of the tax assessed plus whatever tax is due. So make sure you have the Title Company double check everything to verify that you are eligible to claim this exemption.

Livingston County Realtors To Conduct Food Drive - May 7th!

On Saturday, May 7, 2011, the Livingston County Association of Realtors will again have a food drive for Gleaners Community Food Bank. In 2010 we hit 39,000 meals collected! Our goal this year is 40,000 meals.

Drop off points include the Brighton Millpond and the Howell Gazebo, next to the Historic County Courthouse. In Brighton, you can pull up on Main Street and volunteers will be there to take your food item donations between 9am and 2pm.

Suggested items are canned meals, PB&J, macaroni & cheese, cereal, spaghetti and meat sauce, toiletries and laundry detergent. No products in glass containers, please.

You can also make monetary donations. With the food bank's buying power, $1 can actually provide 3 meals! It always makes ME feel better to donate food items, but money feeds more people.

Most local Real Estate offices will be collection points, and on the day of the food drive many local grocery stores will have volunteers stationed to take donations, too.

If you can't make it on the 7th, consider dropping off donations at my office at anytime before that date, or call me. I may be able to swing by between appointments and pick it up. Preview Properties and I will be happy to get the food to the drive for you.

Preview Properties - Walk For Warmth

Preview Properties has a Community Service Committee that meets to choose various charities for whom we raise money. Every month is a new community group.  Fundraisers vary, but the most popular is either a breakfast or lunch, pot luck style, where agents and staff bring in a dish, then pay to eat!

Tomorrow, Tuesday, January 25th, the beneficiary is the Oakland Livingston Human Services Agency's (OLHSA) 'Walk For Warmth' campaign. And the food theme is 'Chili Cookoff'.  This is a favorite of mine. Not to brag (too much), but I won the last chili cookoff. 1st out of 9 entries was pretty good for me.  Plus I got to rub it in to an agent buddy that is pretty darned proud of his chili. It's all in good humor and of course, the money raised goes to a great cause.

I'll be making my special 'Sweetwater Chili' recipe today because it is slow cooked for a long time and is even better the next day. No matter how I fare this year, Walk for Warmth will certainly win.

And speaking of that program, Erica Karfonta, Director of OLHSA, will be the guest speaker at this Thursday's Brighton Optimist Club Meeting. Erica is coming to talk to us about that program specifically.  The Optimists do wonderful things for the youth in the County, but they also support a lot of other community service and charitable organizations, too. 

If you're interested, feel free to pop in to the Bauery Restaurant at Mt. Brighton at 7:30 am this Thursday, January 27th. First time visitors get their breakfasts free. The Brighton Optimists have an ambitious roster of activities to complete this year and are always looking for like minded residents to join in and help.

Preview Properties News

I'm so proud to be affiliated with Preview Properties. They have a standing community service committee and every month we have an in-house benefit for a local not-for-profit group. We've collected over 1800 cell phones for the Cell Phones for Soldiers program, as just one example.

On April 1st, the Red Cross Blood Drive had 27 donors - no foolin'! Even though we have a sizable building, on blood drive days the Red Cross pretty much takes over the building's lobby and conference rooms.

On April 29th, from 5:30-7:30 pm, we're having an Open House and Fundraiser for Gleaners Community Food Bank. There will be appetizers, wine, entertainment and a silent auction. Put this on your calendar and bring your checkbook! This year, one in eight Michigan families will need emergency food assistance. Food collected in Livingston County stays in Livingston County. In fact, we never collect enough to feed our own hungry. Food has to be brought in from other counties to meet our needs.

And don't forget about the Livingston County Association of Realtors' Fill The Gazebo Food Drive on May 1st. Bring non-perishable food items to the Brighton Millpond. There will be people in the center lane collecting food - you won't even have to get out of your car.

The Holidays Are Closing In!

After a summer of spring-like weather, here we are starting to feel like Fall. And looking like it, too. I couldn't help but to compare the sky one day last week with the appearance of winter snow clouds.

Quite striking. And of course, the fire bushes are turning bright red, maples transitioning into their fall palette and flocks of birds flying towards the south. Even the squirrels seem to have picked up their activity level lately. I hope that's not a harbinger of a hard winter. As much as I like all four seasons, last winter was a harsh kick in the behind after many years of being mild.

The season also brings to mind the coming holidays. My office, Preview Properties, always supports the Livingston County Association of Realtors (LCAR) spring food drive, Fill The Gazebo, for Gleaners Community Food Bank. Recently the barrels appeared again in the office and it reminded me that this is a time of year when people on a tight budget have extra bills. Heating and more electicity needs are usually at the top of the list and sometimes they don't have money to buy enough food.

At the local grocery this week, I noticed canned goods on sale for $0.39 each. I bought a case each of corn and green beans, and a couple of other sale items to drop off in the Gleaners collection bin. I urge you, too, to think about those struggling families and make a similar effort. It won't cost much, and your donation will go far.

Blood Drive - Preview Properties, Brighton - January 5, 2008

I'm proud to say that my office will be hosting a blood drive on Saturday, January 5, 2008, from 10am through 3:45 pm. Preview Properties is located at 130 W. Grand River (corner of St. Paul) in downtown Brighton.

Stop by and donate a pint! According to the American Red Cross of Livingston County's web site, last year they touched the lives of 1 in 3 people in the County, and provided 97% of blood needs to Livingston County hospitals.
